  My Husband and I wanted to buy some rental property but have never done any multi family, we own two single family homes now that we rent. We were nervous on our first deal, the eight unit building needed a roof and a boiler, that came to over $30,000. Chris set us up with a lender that included 100% of the rehab costs to bring the building up to our standards and then we were able to refinance the building within 4 months and able get back 100% of the money we put into the deal, now each unit has a cash flow of over $260 each within 6 months of purchasing it.

I was new to real estate investing, and I did not want to get into a major rehab project, I wanted to buy some units with tenants that have a decent track record of paying, I just wanted my first deal to be conservative and with little risk. The first building was a small four plex that met that criteria, nice positive cash flow from day one and other than replacing one furnace, its been a great experience. I am looking to buy more in the future to add to my portfolio.
